About Our Community
Derbyshire is a gated community located in Columbus, North Carolina encompassing over 260 acres, and it is centered around a spring fed, fully stocked 33 acre private lake. Our community offers homesites in the Village Section (right side of lake on map) and in the Estate Section (left side of lake on map). Amenities for residents include the lake, community trails, and a planned lakeside gathering space. There is also a community stable that is available to those residents who wish to board a horse on the property, and the community trails are a part of the CETA trail system for those residents who are trail riders.
Community Maps
We find that this map is the most helpful for people interesting in moving to the community. Homesites that have already been sold are shown in gray, and phase two of the community is shown in dark green. Any homesite in yellow is currently under contract. Everything in the lighter green with the homesite numbers visible is available for sale. You can click on the image below to open it in a separate tab, and then you can click in the map to zoom in.
Homesite Pricing, Building Envelopes, and Square Footage Minimums
Our Village Homesites, located to the right side of the lake, start at $74,000 and are on average about 1/2 acre, although some are larger. The Estate Homesites, located on the left side of the lake, begin at $99,000 and are on average about one acre in size. Although we do not provide a full pricing sheet, we are happy to provide specific pricing on any homesites that you have interest in.
In addition to providing pricing on specific homesites, we can also provide you with building envelopes for available homesites. These images show the size and dimensions of the homesite, the building setbacks, direction of the sunrise, and the north/south orientation of the homesite. Please call or email us, and we’ll be happy to send them to you either electronically or as a paper copy.

Another very common question that visitors ask is what the square footage minimums are for the community. For the Village Section (right side of lake), the minimum is 1,400 square feet. In the Estate Section (left side of lake) the minimum is 1,800 square feet.

Our community offers a set of sample home designs. These designs can be built as it, they can be modified to suit your needs, or they can simply be used for inspiration when designing your custom home.

You are allowed to select any builder for your home construction as long as they are appropriately licensed in the state of North Carolina.
Conditions, Covenants & Restrictions and Design Guidelines
As a planned community, Derbyshire does have a set of Conditions, Covenants & Restrictions in place that acts as the guiding document for the community. It is an important document to review, and a PDF copy of the document can be viewed by clicking on the link below.

Derbyshire also has a document called the Design Guidelines, and it is a great document for those who are building in the community. It outlines the architectural review process, building setbacks, options for exterior finishes, and many other topics dealing with the construction and appearance of homes in the community. Property Owners Association
The current Property Owners Association fees are $134 per month.
Property Taxes
Polk County North Carolina has very reasonable property tax rates. Currently the property taxes on the homesites in Derbyshire range from $400-1500, depending on their size and location in the community.
For an estimate for homes in the community, our current milage rate in the Green Creek area (our specific are in Columbus) is .561. So, you would multiply the value of the home x .00561 to get an estimate for the property taxes.
Area Climate
One important thing that visitors always mention when we ask why they are interested in moving to the area is the climate. Derbyshire is very fortunate to be situated right in the Isothermal Belt. This causes the winters and the summers to be more temperate than they are is the surrounding areas. That’s actually why you’ll notice many vineyards in the area, it’s a safe place for their crop. For Equestrians
Derbyshire offers self-care board for residents of Derbyshire in the on-site community barn (based on availability of stalls). The current rate per month per horse is $450.
This part of Western North Carolina is a major hub of equestrian activity. In addition to the equestrian amenities available at Derbyshire, 4 miles of community trails and a stable for those who wish to board, the surrounding area also has a lot to offer to equestrians.
There are two membership-based trail organizations, the Collinsville Equestrian Trail Association (CETA) and the Foothills Equestrian Trail Association (FETA). The community trail system in Derbyshire is a part of the CETA system and residents qualify to join the association, and the FETA system is accessible as well, to those who join the association.
One of the most exciting things for equestrians is the new Tryon International Equestrian Center. It is a AA show facility which many large horse shows throughout the year. It’s located only a few miles from the Derbyshire entrance.
